Tenants moving guide * Make sure you arrange to have your mail redirected. Pick up the special form from the Post Office. * Pay all outstanding home bills, such as milk, newspapers or window cleaner. * Don't forget to make arrangements for young children - it may be best to organise a babysitter for the day. * Look after your pets by using proper pet-carrying boxes for them to travel in. The RSPCA sells low cost cardboard carrying cases for cats and puppies. * Check how everything works in your new home, especially the central heating boiler and alarm systems, and where things like fuse boxes and stop cocks are. * Get the landlord to give you all details about instructions for appliances and fittings. * Confirm the time that you can pick up your new keys. * Arrange a time with the previous tenants when you can move in - you don't want to arrive before they've moved out! Repairs and Maintenance The tenant must contact the landlord (or his agent) and the nominated repairer promptly if there is any thing that may require repair at the property. In winter the heating should be left on at a minimum of 12 degrees centigrade to prevent freezing and attic door should be left open to allow warm air to circulate to prevent freezing of the water tank. Please let us know if you see any sign of damp, overflowing drains or anything that you are worried about that might indicate something needs fixing. If you smell gas please call Transco immediately on 0800 111 999. 2. Keys No copy of a key to the property should be made unless the landlord is notified first. You must pay the reasonable costs of replacing locks and keys if you fail to return a key at the end of the agreement or lose a key during the course of the tenancy. Under no circumstances should a key be given to anyone who is not a party to this agreement. 3. Rubbish Collection The refuse collection day is XXX. Please use the refuse bins located at XXX. If you have large personal items that need to be removed, please take them at your expense to the municipal dump which is situated at XXXX. 4. Decoration / Furniture At the end of the tenancy, furniture should be left in the same place that it was in at the start of the tenancy. Do not bring in any item of furniture that that does not meet the furniture and Furnishings (Fire) (Safety) Regulations. Do not use "blu-tack" or similar adhesive type of material on the walls. Do not change or alter any decoration without seeking our permission first (such permission will not be unreasonably withheld.) Do not hang pictures or posters on the walls without our permission (which we will not unreasonably withhold.) 5. Parking Please use only the allocated parking space for parking a road taxed motor vehicle and without causing any obstruction. Do not sub-let the parking space. 6. Noise Please take steps to avoid annoying the neighbours with noise. Please take special care between the hours of 8pm and 9am. 7. Ventilation Please keep the property well ventilated, especially if it is has been necessary to dry clothes inside the property. 8. Animals No animals shall be kept at the property without the landlord's permission (such permission shall not unreasonably be withheld.) 7. Insurance Please note that our insurance does not cover your personal property. You are advised to take out home contents cover to protect damage to your own belongings, with the cover to include an accidental damage cover extension. In order to comply with the terms of our own insurance policy you must notify us if you are away from the property for more than 14 consecutive days. Do not use any naked flame other than say matches for normal household domestic use. You must also not use any paraffin or portable gas heater. Keep the smoke alarm operational at all times and notify us immediately if after replacing the battery, the smoke alarm still does not work. 8. Communal hallways Please only use the communal hallway for quiet entry and refrain from storing anything in the communal hallway. 9. Entry You must allow our agents or workman on request at reasonable times of the day to come onto the property to do repairs which we must carry out by law. We will give you at least 24 hours' notice if we are going to enter the property and will try to fit in with you as far as possible at these times. You must let us enter the property immediately if there is an emergency. You must allow new agents or prospective purchasers to view the property on at least 24 hours written notice during the last month of the tenancy. Other items that could be added could include restrictions on putting notices outside the property, carrying out a trade or keeping stock at the property, defrosting freezers, keeping gardens tidy and cleaning windows.

WHAT IS AN HMO? - (Added April 2006) Under the changes in the Housing Act 2004, if you let a property which is one of the following types it is a House in Multiple Occupation:
You only need a Licence if your property is: made up of three storeys or more AND occupied by five or more people (who make up two or more households.) For example, a landlord letting a three storey house to five students would need a licence for that property. The proposed licence fees in Kirklees for a HMO that needs a licence are:
